The Reef, Residences
The Reef, a contemporary-styled resort, is situated on Paradise Beach, creating water views from all rooms, which are complete with private balconies overlooking the ocean and white sands. - All one-bedroom suites feature an en-suite energy efficient washer and dryer and the resort provides complimentary laundry facilities for all studio accommodations.
- The 22-story tower consists of 307 studio units, 188 one-bedroom units, two penthouses and the option of creating a two-bedroom accommodation by combining a one-bedroom suite with a studio.

Owners of The Residences at Atlantis have exclusive access to a private gym, Starbuck’s Café and an owners’ concierge team. Fully furnished residences
The Reef’s elegantly-designed suites are fully furnished from linens to tableware and feature a wide array of custom interior amenities such as crown moldings, granite countertops, imported kitchen cabinetry, top-of-the-line appliances, luxurious bathrooms, plush wall-to-wall bedroom carpeting, LCD flat screen televisions, and private terraces offering breathtaking ocean and resort views.

- Two-bedroom suites come with a “lock-out,” an innovative double entrance feature that can divide the residence into separate studio and one-bedroom suites for individual use

Rental program
It is a requirement of Bahamian law that units in a condominium-hotel must remain within the hotel’s general rental inventory for a minimum period of 9 months per year, or be subject to significant customs duties and stamp duties thereon.
- Your share will be approximately 40% of the rental income calculated thus:
After deduction of the applicable taxes, levies and gratuities, Atlantis will deduct the management fee of 10% of the Rental Income. Atlantis will retain 50% of the balance as compensation for securing and servicing the rental program and we will pay you, as a Unit Owner, the other 50%, less 5% of the Rental Income for the Reserve Fund and less any other outstanding unpaid amounts, if any.
